Rent Payment Information

To have an official housing reservation that we can confirm to your sponsor, we will send you a preliminary agreement, which you must sign (print the document, sign it, then scan it and send it to us), which will guarantee legal action for both parties (for you and for us).

This agreement specifies the seasonal price, location, and date of arrival for your accommodation, as well as the provision of receivables from the airport. Choosing accommodation with us you are obliged to use our transport from the airport to Ocean City. This is necessary because all flights from Europe to the United States have an hour of arrival between 4-8 pm, and sometimes later. It takes you about 2 to 3 hours to go through the airport checks and the journey to Ocean City is about 4 to 5 hours, so you will arrive late in the evening or around midnight and there is no one to accommodate you in the house in this situation. No matter what time you arrive, after using our transport our agent will accommodate you and you will be safe. The convenience of picking you up from the airport immediately or going to bus stations and sleeping in such places is very uncomfortable and more expensive for you. Keep in mind we have Wi-Fi in our cars.

Lease Agreement

After you successfully apply for a rental, the landlord usually schedules an additional meeting at the property for the signing of the lease and the acceptance of an initial rent payment and additional charges. If multiple fees are paid to the landlord, the lease needs to specify each charge, such as prepaid rent, security deposits and key fees, by name and amount. This helps prevent confusion about the total amount of your deposit. The landlord may also use the lease to specify the return process for the deposit or to record the condition of the property at the beginning of your lease.

Condition Notes

The return of your rental deposit hinges on the condition of the property when you leave. This means you should take careful note of any existing issues before signing your lease. When the lease already contains a list of flaws in the unit, such as a faded section of flooring or a closet without a door, verify that these are the only problems before signing the lease. If the lease does not contain conditional notes, create your own list of existing issues for the landlord to sign or take dated photographs of the space prior to moving in your belongings.

Security Deposit Returns

The laws of each state specify the maximum security deposit a landlord can hold, such as two months' rent, as well as a time limit for the return of the funds. If your deposit is not returned within this time frame, a list of itemized deductions must be provided specifying costs the landlord incurred to clean an apartment left dirty or to repair damage caused during your lease period. When the landlord keeps your deposit without providing a reason, consider filing a lawsuit in small claims courts to regain your funds.

Additional Information About Longer Stays

Student houses can be rented from May 15 to the end of September. Four months is the maximum number of months in which seasonal rental is included. Some students may want to stay longer, but when more than 4 months have passed, they are paid extra per week. Some apartments cannot be rented after the end of September, and some can, so if a student wants to stay in October, you must tell us earlier and we will offer you another option for October. But you should know that October is cold, and most summer seasonal rentals do not include bills after September. In your case, you come later, and you can stay up late and ask for such an option, but you should know that this is different and extraordinary, which may not always happen. We have our houses and an option for October is possible, but in any case, the seasonal contract is until the end of September.
